Access Statement

We welcome everyone at Lower House.

Main House

Due to the layout of the house we are unable to provide a downstairs bedroom or to accommodate guests who are unable to manage stairs.

Stable Cottage

This cottage is only a few steps away from the main house and has a downstairs twin bedded room, a downstairs bathroom with a shower over the bath and a further twin bedded room upstairs. Cars can be parked adjacent to Stable Cottage and there is ramped access available. The path to the main house is over sunken paving stones on grass, then through the main front door of the house which does not involve any steps over thresholds.

Lower House Layout

The house is on 2 levels; ground and first floor. There are 14 steps to the first floor with a bend in the staircase. Each step is 25cm wide and 18cm high. There is a handrail on the right.

There are no ground floor bedrooms in the main house.

There is plenty of parking on a gravel driveway close to the front door. From the driveway, access to the house is along a short paving slabbed path. There is no step over the threshold to the house.

The ground floor is level throughout.

There is a downstairs toilet with washbasin by the kitchen door.

Stable Cottage Layout

The house is on 2 levels; ground and first floor. There are 10 steps to the first floor. Each step is 26cm wide and 19cm high. There is a handrail on the right.

There is a ground floor and a first floor bedroom in Stable Cottage, both with twin beds.

A ramp is available to access the door to Stable Cottage. Otherwise there is a small step over the threshold.

There is plenty of parking on a gravel driveway with parking available right next to the front door if required.

There is a downstairs bathroom comprising of a bath with electric shower over, sink and toilet.

The ceiling height in the downstairs bedroom is 6ft 9in.

Assistance Dogs and Other Pets

We welcome assistance dogs and are happy to exercise them on request.

Friendly dogs belonging to guests are welcome by arrangement provided they are kept under control around the chickens and that they get on well with other dogs. Please no dogs that are or maybe aggressive to other animals or people as it isn't fair to our 2 resident dogs or other guests.

Our dogs are very friendly with everyone, including children and babies but they are bouncy!

We own free range chickens use the freshly laid eggs in all cooking.

We do not own cats or allow them in the house.


Menus and guest welcome information are available in large print on request.

Cordless kettles are available in all rooms.

The bedrooms are lockable with a key and guests are provided with a front door key.

The televisions in the rooms are equipped with remote controls.

Each bedroom has a main ceiling light, controllable from the door.

There are also bedside lamps on each side of the bed or over each bed. Each room is supplied with a small torch which is kept in the drawer of the bedside cabinet nearest to the door.

The duvets and pillows are filled with feathers. Synthetic pillows and duvets are available on request for people with allergies. Extra pillows and blankets are available in each room.

Three rooms in the main house are equipped with en-suite shower rooms. The Inglenook room (double) has a separate private bathroom with bath, separate shower toilet and wash hand basin. There is a handle over the bath for assistance.

Heating is thermostatically controlled and adjustable in all guest rooms.

Each bedroom is supplied with fresh flowers and a well stocked beverage tray, including a selection of teas, coffee and chocolate biscuits. All rooms also have a bowl of chocolates for guests to enjoy. If you wish for any of this to be removed before your arrival please let us know.

Other Information

Vodafone mobile phones can be accessed within the house, but there is limited or no coverage for other networks.

A cordless telephone handset on the house phone line can be made available for guest use on request.

People with nut allergies should be aware that we do use nuts in the kitchen.

We are happy to supply soya milk, gluten free products, decaffeinated coffee or tea or other alternatives on request. Please advise us prior to your arrival.

There is no-smoking throughout.

Our Accommodation

You can choose to stay in one of our three twin rooms with en suite shower rooms or our double room with it's own large bathroom with separate shower. All with radio, TV, tea making facilities and hairdryers.

Breakfast & Evening Meals

Lower House Bed and Breakfast serve delicious, Aga cooked meals freshly prepared using home-grown or locally obtained produce. Meals are served in a large dining room which features oak beams and a huge inglenook fire place.

Local Attractions

The Welsh Marches is an area of outstanding natural beauty. It is rich in historical sites and has the largest concentration of castles in the world! Plenty of trails for walkers and Ludlow, Ironbridge Shrewsbury and Hereford within driving distance.
